Resolution of boundary disputes

We provide our clients with conclusive lawful answers to any questions pertaining to the position of property boundaries. This includes the location of existing beacons or lawful replacement of destroyed cadastral beacons.

Sectional title surveys

As seasoned sectional title practitioners we have extensive experience in all the different aspects of obtaining approval for sectional title plans.

A sectional title plan is required so that separate title for portions of buildings comprising a sectional title scheme can be registered. Sectional title schemes can range from large apartment block buildings, resorts with multiple buildings to simple duet dwelling
units.

Subdivision of urban and rural properties
           
We provide the following services in the process of small and large scale subdivisions of land:

  • input towards feasibility studies
  • planning of effective layout proposals
  • application and management of the statutory consent processes
  • placement of subdivision beacons according to relevant legislation
  • obtaining approval for survey diagrams used for transfer or registration of land

Survey of servitudes

Surveys that are required for the registration of rights over land such as rights of way and various forms of line and area servitudes.

Topographical surveys

This varied collection of survey tasks include the provision of accurate contour plans and terrain detail plans for small to large scale development planning, and detail surveys of existing developments.

Aerial survey control

We can provide accurate co-ordinates for control points that are used in all forms of aerial survey.

Setting out of structures


Accurate setting out of permanent structures prior to construction is an essential step in any development. It is not only the linchpin of a successful construction project but also key in avoiding costly corrections and encroachment on legal land rights.

Township layout planning

As Land Surveyors we are acutely aware of the spatial dynamics of any property development project we are involved with. We are uniquely positioned to provide planning solutions and advice to maximise the constructive use of space. In terms of township planning this translates to minimal revisions in planning and the optimal use of land for both society and the environment.  

Development applications

We are experienced in applications for rezoning and subdivision of land and the removal or amendment of restrictive title deed conditions. We also have extensive knowledge of local planning practices and are able to administer public place or road closure procedures.

Project methodology

Large scale subdivision
  • Initial meeting with client/project manager and project team to determine scope of instruction, contact persons in relevant disciplines and expected time frames.
  • Determine availability of existing cadastral, contour and terrain detail information in order to avoid duplication and expedite availability.
  • Investigate title deed conditions relevant to land rights and planning considerations.
  • Establishment of control and heighting benchmarks for survey.
  • Determination of cadastral extent of land to developed so that planning can be done within a fixed area if possible to avoid later adjustments.
  • Meeting with Town Planner in order to determine extent and accuracy required for base technical survey and supply of any existing information to expedite development planning.
  • Determine most cost effective form of survey to provide the required information for planning purposes.
  • Survey and compilation of digital data and plans for planning purposes.
  • Advise Town Planner on problem areas detected in detail spatially orientated inspection of terrain.
  • Once proposed layout planning has been completed, scrutinize and advise on amendments and corrections.
  • Prepare draft General Plan and diagrams of subdivision and supply preliminary/final erf numbers.
  • Prepare preliminary survey records and extract co-ordinates of all cadastral beacons to be placed.
  • Supply co-ordinates and height data for engineering services design.
  • Meeting with legal team on best order and format of registration.
  • Meeting with Civil Engineers on preliminary placement of beacons to facilitate installation of services.
  • Once layout approval has been obtained, adjust draft General Plan and preliminary survey records for final amendments and relay adjustments to all relevant disciplines.
  • Inform project manager on estimated time for completion of beacon placement.
  • Placement of all beacons according to final approved layout.
  • Compilation of records for Surveyor-General and final examination of General Plan and survey diagrams.
  • Determine and obtain all required statutory approvals.
  • Submission of survey records and approvals to Surveyor-General.
  • Provide approved General Plan, survey diagrams and final registration advice to legal team
  • Confirm position of and replace cadastral beacons if required once all services have been installed.
